For hosts with empty nights

Your listing is losing bookings you never see.

Guests feel friction, click away, and book a competitor. The platform never tells you why. FillNights shows where your listing loses them — and what it may be costing.

The Free X-Ray

A guest's-eye read of your listing

Send your listing link. Your report reads your live listing as a guest does — in the order a guest meets it.

i.
Title & first impression

The characters that decide whether a guest clicks.

ii.
Your words

Whether the opening lines sell the stay or describe it.

iii.
Photos & captions

Your first five photos, their order, and their captions.

iv.
Value for the price

Whether the listing feels worth what it asks.

v.
Pricing & discounts

The weekly and monthly signals guests see before they search.

vi.
Policies

Cancellation, check-in, house rules — quietly telling guests no.

vii.
Amenities that agree

Whether amenities, rules, and words tell one story.

Reviews are read and reported in every report as context — count, recency, and what they prove to a stranger. They are never scored: no one controls what a guest writes, or whether they write.

Step Two — The Listing Inspection

Every layer, opened

The X-Ray reads your public listing and points. The Inspection is the full workup: every layer opened, findings turned into an exact, priced work order. Complete on its own; the only road to the Refit.

i.
Your X-Ray findings, settled

Every X-Ray finding enters as a hypothesis — confirmed, corrected, or retired, with the reason shown. No X-Ray? The Inspection opens with its own capture.

ii.
The closed layer, opened

Your pricing strategy, read in full — the layer the free X-Ray names but never opens. Your review history is read as context for the findings — never as points.

iii.
Findings labeled, honestly

Every material claim is marked Verified or Inferred — you always know which fact is which.

iv.
The before picture

Your listing as it stands, documented — the baseline for every later change.

v.
The numbered work order

Every proposed change in order, priced item by item — your approval checklist if you proceed, yours to keep either way.

vi.
No access asked, ever

All we need: your listing link and a short intake. Never your login or editor access.

Step Three — The Listing Refit

The finished work, item by item

The Listing Refit is not sold separately. It unlocks only after the Inspection says proceed, you approve, and you pay. Evidence first, then production. You receive completed replacement materials: finished copy, photo order and captions, exact pricing and policy changes. The invoice is created only when you submit the approval form, and only for items you approved (minimum coherent scope: $150, or your verdict's bundled scope). Production begins only when it's paid.

1.
A new title

Rewritten to be clicked: clear, searchable, written for humans, not algorithms.

2.
Your listing, rewritten

Rebuilt to lead with what the guest gets, in the order a guest reads.

3.
Every photo, re-ordered and captioned

Your strongest five first; every caption sells the stay, not the room.

4.
Pricing, policies & amenities aligned

Exact weekly and monthly settings, policy wording, and amenity changes for your approval — so the whole listing tells one story.

5.
A review sequence for your next ten stays

Requests, timed and worded, that turn completed stays into proof for future guests.

6.
A numbered approval checklist

Every proposed change, listed in order — approve, change, or strike, item by item.

7.
A before / after report

Every change documented side by side, for your own verification.

The work
One listing. Yours.

Every Refit is built for one listing: its title, photos, prices, rules — worked one by one, item by item. Nothing off a shelf; nothing goes live until you say so.

The control

You approve every item first: approve it, change it, or strike it. We deliver finished, verified materials; applying them is your act. Nothing goes live unapproved; nothing publishes itself.

The verdict

Before a Proceed, the Inspection reconciles the estimated recoverable leakage against your spend — and where the case rests on something other than revenue, the verdict says that instead. When the case doesn't clear, the verdict says so — Not yet, or Decline — and nothing further is charged.

Two revision rounds per item are included, against your stated objection. About 45 days after you tell us the materials are live, we re-read your listing against your market — one after-read is included with every Refit. We'll ask when they're live; if we don't hear, we read at day 45 from delivery.

The Price

Three products. One road.

Step One — Listing X-Ray
Free
  • Seven categories, one score from 0–100
  • Every finding located in your listing and costed — as an estimate
  • Diagnosis only: names the leaks, not the fixes
  • Delivered upon completion, and yours to keep

Request your free X-Ray →

Step Two — Listing Inspection
$250 pilot $125
  • Every layer opened, including the one the X-Ray leaves closed
  • The before picture, and the numbered, priced work order
  • One of four verdicts, with its trigger facts
  • Delivered within 3 business days of completed intake — start date confirmed when your intake lands; if the queue can't hold it, we tell you before you pay
  • Sold on its own — and the only road to the Refit

Start the Listing Inspection →

Step Three — Listing Refit
$500 pilot $250
  • All seven deliverables as completed replacement materials
  • Unlocked only by a Proceed or Proceed in part verdict
  • Invoiced only for approved items; production begins on payment
  • Two revision rounds per item, and one after-read, included
  • Not sold directly — there is nothing to check out here

The whole road, stated once: Inspection $250 + Refit $500 = $750. Founding pilot: $125 + $250 = $375. The second figure is invoiced only for items you approved, at item prices — fewer items, smaller invoice, down to the $150 minimum coherent scope.

The founding pilot is the first three buyers: one slot per buyer, across all their listings, taken at Inspection purchase, whatever the verdict. Pilot pricing is subject to availability, and your pilot Refit price holds when the Refit unlocks within your 12-month eligibility. In exchange, we document your before/after and ask for a testimonial afterward.

Our standard, stated plainly. The price is fixed — it never depends on a score nobody has measured yet. What the score governs is whether we have earned it. Your Inspection quotes your listing's ceiling in writing before the Refit is sold; your Refit includes an after-read — taken about 45 days after you have applied the delivered materials — that measures the delivered work against that quote. Applying the materials is your act, and the after-read first confirms they were actually applied; if they were not, the measurement waits, and no refund turns on work that was never put in place. The quoted result is a score on the 100-point scale of the things an edit can move — the seven scored categories — so no refund ever turns on reviews, which are reported as context and never scored. At or above the quoted level, our Refit fee is earned in full. Below the quoted level but still at seventy or above: a partial refund — half the Refit fee back ($250 at standard pricing, $125 on the pilot). Below seventy: the whole Refit fee back ($500 standard, $250 pilot). The Inspection fee stands in both cases — that work was delivered complete before the Refit was ever offered. Where the quoted ceiling itself sits below eighty, that number is the promise — stated before you spend, and the verdict will tell you plainly whether the work is worth doing at all. If you approve only part of the Refit, the quote is restated in writing for the scope you approved. And the after-read score carries the same written re-review right as the verdict: ask, and a fresh verification pass answers in writing.

Already know your listing needs work? Skip the X-Ray and begin with the Inspection. The Inspection itself cannot be skipped.

A fit

Your listing is live, the calendar has empty nights, and you want the listing fixed — not discounted.

Not a fit

You want bookings guaranteed. No one can promise that honestly; a service that does is telling on itself.

Questions

Asked, answered

What does the X-Ray cost?

Nothing. It's free, delivered on completion, yours to keep.

Does the X-Ray fix my listing?

No. It names the problem, where it lives, and what it may be costing — diagnosis only. Opening every layer and writing the work order is the Inspection. The Refit unlocks only through the Inspection's verdict.

What happens after the X-Ray?

You keep the report — it's yours. It ends by asking: "Which of these findings surprised you most?" Answer it — by reply or on the report page — and you'll hear back the same business day; answers after 5 PM ET roll to the next business morning. The Inspection is the full workup: findings confirmed or corrected, closed layers opened, ending in a verdict and a priced work order. Only a Proceed verdict — in full or in part — unlocks the Refit. Do nothing, and we'll check in twice over the next two weeks. Ignore those, and that's the end of it.

Can I skip the X-Ray and buy the Refit?

Skip the X-Ray if you like: buy the Inspection directly — it opens with its own capture. The Inspection itself can't be skipped: the Refit is never sold directly, only unlocked by a Proceed verdict, in full or in part, and invoiced only for items you approve.

Can I buy the Listing Inspection on its own?

Yes — it's sold standalone, no X-Ray required first, and it stands complete by itself: the findings, the verdict, and the full priced work order are yours to keep. Buying it obliges you to nothing further; if the verdict unlocks the Refit, using it is your call.

What if I change my mind — or something goes wrong?

Before your Inspection begins — and we tell you the moment it does — you can pause it (your fee becomes credit, good for 12 months), convert it, or take a full refund. Duplicate or wrong-listing charges are reversed the same day. The Refit never holds unearned money: invoiced only for items you approved, and production begins only when it's paid. If we miss a Refit production date, we say so and commit to a new one; undelivered items are then your choice — wait, convert, or refund. Every item includes two revision rounds against your stated objection — a change of heart before go-live spends one; an item still rejected after two rounds is struck, its price refunded or converted, your choice. And results are not a shrug: the included after-read — taken about 45 days after you have applied the delivered materials, and only after that application is confirmed — measures your listing against the ceiling your Inspection quoted, under the standard stated plainly in our pricing: at or above the quoted level, our Refit fee is earned; below it but still at seventy or above, half the Refit fee comes back; below seventy, the whole Refit fee comes back. The Inspection fee stands, and the after-read score carries a written re-review right, the same as the verdict.

Do you make the changes to my listing?

No — deliberately. We deliver finished, verified materials with a numbered checklist; applying them is your act, and nothing goes live unapproved. About 45 days after you tell us the materials are live — we'll ask; if we don't hear, we read at day 45 from delivery — the included after-read re-reads your listing against your market and reports what changed.

Can I get a full analysis of my market?

Not yet — still in build-out. Where a verified brief already covers your market, it opens there first, as a Refit add-on until the full service launches. Elsewhere, name your market when you request your free X-Ray: the waitlist takes no money, we log the market with your request, and we'll notify you when it opens.
